A RICS Home Survey Level 2 is not as detailed as a Home Survey Level 3. It is still set out in a practical way utilising the RICS reporting format with a clear red, amber, green, traffic light system identifying any remedial action required and the urgency of that repair. When should I choose the RICS Home Survey Level 2?
A Home Survey Level 2 is suitable if the property is one or more of the following:
- Post 1955
- Standard construction
- Have not been extensively altered internally or extended, structurally or non structurally
- Do not have know defects or are deemed defective for mortgage purposes
- Have no previous damage or are in a dilapidated state
- Are not listed
- You are not considering undertaking structural alterations following purchase
- Valued less than £400,000
What is included in a Home Survey Level 2:
A Home Survey Level 2 will cover the following giving a detailed assessment of the current condition of the elements and the type of remedial works or further investigation as recommended:
Externally:
- The Roof Covering and Associated Items
- Chimney Stacks and Flues
- Gutters and Rainwater Goods
- Main Walls and Extension Walls
- Windows and Doors
- Underground Drainage
- Boundaries
Internally:
- Roof Space
- Ceilings, Walls and Floors
- Woodworm and Timber Decay
- Chimney Breasts and Joinery
- Dampness and Condensation
Other:
- Garages and Outbuildings
- Conservatories
- Tenure
- Mains Services
- Environmental Searches, Flooding, Radon and Mining
- EPC Assessment Comments
Photographs with this report are limited to the street scene, front, rear of the property and built in internal fittings. We will also report on the clients specific concerns or requests and these will be reflected in their report but are not as detailed as the Level 3 Report.
