The RICS Home Survey Level 3

The RICS Home Survey Level 3 is a detailed survey set out in a practical way, utilising the RICS reporting format with a clear red, amber, green traffic light system identifying if any remedial action is required and the urgency of that repair. When should I choose the RICS Home Survey Level 3?

A Level 3 Home Survey is suitable for all properties in practice, but are particularly suited if the property is one or more of the following:

  • Pre 1955
  • Not of standard construction
  • Have been altered internally or extended, structurally or non structurally
  • Have known defects or are deemed defective for mortgage purposes
  • Have suffered previous damage or are dilapidated
  • Are Listed
  • You are considering undertaking structural alterations following purchase
  • Valued in excess of £400,000

What is included in a RICS Home Survey Level 3 Report:

The RICS Home Survey Level 3 will cover the following  areas of the property, giving a detailed assessment of the current condition of the elements and the type of remedial works or further investigation as recommended within the report:


Externally:

  • The Roof Covering and Associated Items
  • Chimney Stacks and Flues
  • Gutters and Rainwater Goods
  • Main Walls and Extension Walls
  • Windows and Doors
  • Underground Drainage
  • Boundaries

Internally:

  • Roof Space,
  • Ceilings, Walls and Floors
  • Woodworm and Timber Decay
  • Chimney Breasts and Joinery
  • Dampness and Condensation

Other:

  • Garages and Outbuildings
  • Conservatories
  • Tenure
  • Mains Services
  • Environmental Searches, Flooding, Radon and Mining
  • EPC Assessment Comments


Photographs will be included within the report of the street scene, front and rear elevations, significant defects, services and built in fittings. We will also report on the clients specific concerns or requests and these will be reflected in their report.
